KBRA Assigns Preliminary Ratings to UK Logistics 2026-4 DAC

KBRA UK (KBRA) is pleased to announce the assignment of preliminary ratings to five classes of UK Logistics 2026-4 DAC, a CMBS single-borrower transaction.
Since the assignment of preliminary ratings and publication of our Pre-Sale report on 10 September 2026, the issuer has elected to upsize the loan amount from £613.7 million to £1.0 billion and add 48 similar properties to the collateral pool, bringing the total to 140 assets. These changes are reflected in our updated Pre-Sale report on our website.
The collateral for the transaction is a £1.0 billion limited recourse, first lien mortgage loan expected to be originated by Barclays Bank PLC in September 2026. The floating-rate loan is expected to have an initial two-year term and three one-year extension options.
The loan is secured by the borrower’s freehold (104 assets) and long leasehold (36 assets) interests in a portfolio of 140 industrial properties located throughout United Kingdom (UK) with concentrations in the North, South East and Midlands regions, representing 44.0%, 31.9%, and 15.6% of ALA, respectively. The portfolio comprises 1,263 units, totaling approximately 10.0 million square feet (sf).
As of June 2026, the properties are 93.7% leased to more than 1,000 unique tenants, comprising a variety of multinational, regional, and local firms.
KBRA analysed this transaction primarily using our European CMBS Rating Methodology, which includes our evaluation of the underlying collateral properties’ financial and operating performance to determine KBRA’s estimate of sustainable net cash flow (KNCF) and KBRA value. KBRA capitalisation rates were applied to each asset’s KNCF to derive values that were, on an aggregate basis, 37.0% lower than the third-party aggregate value for the portfolio. The securitised loan has a KLTV of 103.2%.
