KBRA Assigns Preliminary Ratings to DataBank Issuer, LLC and DataBank Co-Issuer, LLC Series 2026-2/3/4

KBRA assigns preliminary ratings to three class of notes from Databank Issuer, LLC and Databank Co-Issuer, LLC Series 2026-2, Series 2026-3, and Series 2026-4 (together, Series 2026-2/3/4), a colocation data center ABS transaction. The transaction represents the sixth ABS issuance issued by DataBank Issuer, LLC and DataBank Co-Issuer, LLC. All series share in the same collateral pool, which will be increased with the additional collateral on the closing date of DataBank 2026-2/3/4. KBRA’s rating analysis incorporates all prior debt issuance of the Co-Issuers. In conjunction with the issuance of the Series 2026-2/3/4 Notes, the Series 2021-2 Notes are expected to be repaid at which time KBRA will withdraw the ratings. At the same time, KBRA also anticipates affirming the ratings on the outstanding Series 2021-1 Notes, Series 2023-1 Notes, Series 2024-1 Notes, and Series 2026-1 Notes with the issuance of Series 2026-2/3/4 Notes (collectively, with the Series 2026-2/3/4 Notes, the Notes).
The Notes are secured by 38 data centers generating approximately $555.2 million of Total Annualized Monthly Recurring Revenue (AMRR) and approximately $312.2 million of Annualized Adjusted Net Operating Income (AANOI) as of June 2026 (the Statistical Disclosure Date). The collateral includes the fee simple ownership interests in 24 multi-customer enterprise data centers (76.4% of AANOI) located in ten markets and leasehold interests in 14 multi customer enterprise data centers (23.6% of AANOI) located in 12 markets. The 38 data centers are comprised of approximately 1,744,593 square feet (sf) of data center space and can provide approximately 287.2 megawatts (MW) of critical load power to customers.
The data center colocation customers use the data center space for cloud services, business continuity and other professional services. As of the Statistical Disclosure Date, the portfolio is comprised of 1,851 unique customers, pursuant to separate customer contracts with a weighted average remaining contract term of 2.6 years (without renewals). The largest customer accounts for 3.6% of AMRR while the top 20 customers account for approximately 37.0% of AMRR. The portfolio of customers operate in 73 unique industries. The top three industries include Technology (30.3% of AMRR), Artificial Intelligence (9.1%), and Computer Software (7.3%).
