KBRA Affirms All Ratings for BMO 2022-C3

KBRA affirms all of its outstanding ratings for BMO 2022-C3, a $716.7 million CMBS conduit transaction. The affirmations follow a surveillance review of the transaction, which has exhibited a slight decline in overall performance since securitization. However, the magnitude of the changes does not warrant ratings adjustments at this time.
As of the September 2026 remittance period, there are four specially serviced loans (5.6% of the pool balance), consisting of one (3.8%) that is 90+ days delinquent and three (1.7%) that are in foreclosure. KBRA identified nine K-LOCs (18.8%), including the specially serviced assets. Three of the K-LOCs (4.7%) have estimated losses. The K-LOCs are depicted in the table below:
Excluding the K-LOCs with estimated losses, the transaction’s WA KLTV is 97.0%, compared to 97.7% at last review and 96.3% at securitization. The KDSC is 1.68x, in line with last review, and compared to 1.66x at securitization.
