KBRA Assigns Preliminary Ratings to Tricon Residential 2026-SFR3
3 Nov 2026 | New York
KBRA assigns preliminary ratings to two classes of Tricon Residential 2026-SFR3 (TCN 2026-SFR3) single family rental (SFR) pass-through certificates.
Tricon 2026-SFR3 is a single-borrower, single-family rental (SFR) securitization that will be collateralized by a single $689.9 million fixed-rate loan secured by mortgages on 3,173 income-producing single-family homes. The fixed-rate loan will require interest-only payments and will have a five-year term. The transaction sponsor is a joint venture between Tricon LP (1% ownership) and Teachers Retirement System of Texas (99% ownership). This will be the 15th KBRA-rated SFR securitization for which a Tricon-related entity will act as property manager.
The underlying single-family rental properties are located in or near 24 Core Based Statistical Areas (CBSAs) across seven states. The top-three CBSAs represent 54.2% of the portfolio and include Atlanta (20.3%), Nashville (17.0%), and Charlotte (16.8%). The aggregate BPO value of the underlying homes is $1.08 billion, yielding an LTV of 63.6%. KBRA adjusted the BPOs, which yielded an aggregate value of $1.02 billion, which represents a 6.0% haircut to the nominal BPO value. The resulting LTV based on KBRA’s adjusted BPO value was 67.7%.
KBRA uses a hybrid analysis to evaluate SFR transactions, which incorporates elements of both KBRA’s CMBS and RMBS methodologies, as the underlying real estate contains commercial and residential characteristics. As the properties generate a cash flow stream from tenant rental payments, elements of CMBS methodologies are used to determine the loan’s probability of default (PD). To determine loss given default (LGD), KBRA assumes the underlying properties would be liquidated in the residential property market. In determining LGD, KBRA subjects the real estate properties to home price stress scenarios using elements of RMBS methodologies. This hybrid analysis is described in more in KBRA’s U.S. Single-Family Rental Securitization Methodology.
