KBRA Downgrades Two Ratings and Affirms All Other Ratings for WFCM 2017-C40

KBRA downgrades the ratings of two classes of certificates and affirms all other outstanding ratings for WFCM 2017-C40, a $612.4 million CMBS conduit transaction. The rating actions follow a surveillance review of the transaction, which has exhibited a worsening in pool performance since KBRA's last review. The rating actions also reflect KBRA’s estimated losses for three K-LOCs (18.0% of the pool balance) and the resulting loss adjusted C/E levels.
As of the September 2026 remittance period, there is one specially serviced asset (1.0%), which remains current. KBRA identified eight K-LOCs (21.1%), including the specially serviced asset. Of the K-LOCs, three (18.0%) have estimated losses. The K-LOCs are depicted in the table below:
Excluding the K-LOCs with estimated losses, the transaction's WA KLTV is 91.2%, compared to 97.0% at last review and 95.6% at securitization. The WA KDSC is 1.92x, in line with last review and down from 2.03x at securitization.
