KBRA Affirms All Ratings for FREMF 2022-K148

KBRA affirms all of its outstanding ratings for FREMF 2022-K148, a $1.3 billion CMBS multi-borrower transaction. All loans were originated in conjunction with the Federal Home Loan Mortgage Corporation’s (Freddie Mac) K-Deal program. The affirmations follow a surveillance review of the transaction, which has exhibited stable pool performance since securitization.
As of the July 2026 remittance period, there is one specially serviced loan (0.8% of the pool balance) which is 30+ days delinquent. In addition, three loans (5.2% of the pool balance) have been identified as K-LOCs, of which one (0.8%) has an estimated loss. The K-LOCs are depicted in the table below:
Excluding the K-LOC with an estimated loss, the transaction's WA KLTV is 113.0%, compared to 113.5% at last review and 113.0% at securitization. The KDSC is 1.36x, compared to 1.33x at last review and 1.32x at securitization.
