KBRA Assigns Preliminary Ratings to MAC 2025-801B

KBRA announces the assignment of preliminary ratings to seven classes of MAC 2025-801B, a CMBS single-borrower securitization. The collateral for the transaction will be a $229.0 million floating rate, interest-only mortgage loan. The loan is expected to have an initial two-year term with three, one-year extension options and will require monthly interest-only. The loan will be secured by the borrower’s fee simple interest in 801 Brickell, a 28-story, Class-A, LEED Gold certified office tower containing 414,636 sf. The building is located in the Brickell neighborhood of downtown Miami. The property was developed in 1984 and acquired by the sponsors in October 2023 and as of September 2025, the property was 85.9% leased to 37 unique tenants. The five largest tenants by base rent consist of GSA (8.7% of total base rent), Galderma Laboratories, L.P. (8.6%), MasterCard (8.2%), Venable (6.8%), and Varonis (6.8%). Together, these top five tenants account for 39.0% of total base rent and 32.4% of the total sf.
KBRA’s analysis of the transaction included a detailed evaluation of the property’s cash flows using our North American CMBS Property Evaluation Methodology and the application of our North American CMBS Single Borrower & Large Loan Rating Methodology. In addition, KBRA also relied on its Global Structured Finance Counterparty Methodology for assessing counterparty risk in this transaction and its ESG Global Rating Methodology, to the extent deemed applicable.
The results of our analysis yielded a KBRA net cash flow (KNCF) for the subject of approximately $18.9 million, which is 16.0% below the issuer’s NCF, and a KBRA value of $215.9 million, which is 29.2% below the appraiser’s value. The resulting in-trust KBRA Loan to Value (KLTV) is 106.0%. In our analysis of the transaction, we also reviewed and considered third party engineering, environmental, and appraisal reports, the results of our site inspection of the property, and legal documentation review.
