KBRA Affirms All Outstanding Ratings for COMM 2014-CCRE21
30 Oct 2026 | New York
KBRA affirms all of its outstanding ratings for COMM 2014-CCRE21, a CMBS conduit transaction. The transaction has been reduced to one asset with a balance of $22.2 million, from 59 loans totaling $824.8 million at securitization. The remaining asset has been identified as a K-LOC. The rating actions are based on estimated losses of $3.9 million (17.5% estimated loss severity) and corresponding recoveries; realized losses totaling $28.2 million, which are allocated to Classes H and J; and cumulative interest shortfalls of $5.4 million affecting the Class F certificates and below, as well as the corresponding interest-only certificates. If realized, the estimated losses would reduce the principal balance of the Class H certificates to a factor of 11.4%.
As of the September 2026 remittance period, one REO asset remains in the trust with the special servicer. Details of the remaining asset are outlined below.
Marine Club Apartments ($22.2 million, 100%, K-LOC, REO)
- The REO asset is comprised of a portion of a 302-condominium unit, mid-rise, Class-B multifamily complex located in Philadelphia, Pennsylvania, approximately one mile south of the CBD. The collateral consists of 203 apartment units and two commercial units, containing 2,755 sf of space, contained in three, five- to seven-story buildings.
- The loan transferred to the special servicer in October 2020. The preferred equity holder now serves a manager for the borrower. A motion for summary judgment was issued in favor of the lender in January 2025. The foreclosure process began June 2025, and by January 2026, the asset was reflected as REO. There is an ongoing effort to lease the remaining units, and the asset has not been listed for sale. The asset has also been designated non-performing; as such, interest shortfalls in the amount of $89,676 per month will impact the trust until resolution has occurred. As of October 2026, cumulative non-recoverable interest totals $3.0 million.
- The servicer reports an occupancy and DSC of 93.0% and 0.58x as of FY 2025. A February 2026 appraisal indicates an as-is value of $27.7 million ($135,122 per unit), down from $35.0 million ($366,464 per key) at securitization. KBRA’s analysis results in an estimated loss of $3.9 million (17.5% estimated loss severity). The loss is based on a KBRA liquidation value of $23.1 million ($113,235 per unit) and total projected exposure of $27.0 million, which considers a non-stabilized distressed disposition of the asset.
Details concerning the rating affirmations are as follows:
- Class F at CC (sf)
- Class G at C (sf)
- Class H at D (sf)
Rating Sensitivities
Future rating actions will be dependent upon the ongoing assessment of the timing and likelihood of ultimate payment of principal and accrued interest on the rated certificates. The assessment will consider the expected and actual losses on the remaining assets in the transaction, as well as the magnitude and extent of interest shortfalls, if any, on the certificates.
