KBRA Assigns Preliminary Ratings to BX 2026-SUMT

KBRA announces the assignment of preliminary ratings to two classes of BX 2026-SUMT, a CMBS single-borrower securitization. The collateral for the transaction is a $1.71 billion floating rate, interest-only mortgage loan. The loan is expected to have an initial two-year term with three, one-year extension options and require monthly interest-only payments. The loan will be secured by the borrower's fee simple interests in 75 (98.8% of ALA) assets, and the borrower’s leasehold interest in one (1.2%) asset, which collectively total 19.0 million sf. The portfolio is primarily comprised of industrial properties, which include bulk warehouse (21 properties, 54.4%), warehouse (30, 34.3%), and light industrial (23, 10.7%). The portfolio also includes two land (0.6%) assets. The properties are located in 18 states, the five largest of which are Georgia (six properties, 11.2%), Minnesota (15, 10.2%), Pennsylvania (one, 9.1%), Texas (six, 8.5%), and Tennessee (five, 8.4%). As of September 2026, the portfolio was 96.1% leased to 115 unique tenants.
KBRA’s analysis of the transaction included a detailed evaluation of the portfolio’s cash flows using our North American CMBS Property Evaluation Methodology and the application of our North American CMBS Single Borrower & Large Loan Rating Methodology. In addition, KBRA also relied on its Global Structured Finance Counterparty Methodology for assessing counterparty risk in this transaction.
The results of our analysis yielded a KBRA net cash flow (KNCF) for the subject of approximately $102.0 million, which is 10.9% below the issuer’s NCF, and a KBRA value of approximately $1.34 billion, which is 36.9% below the appraiser’s aggregate as-is value. The resulting in-trust KBRA Loan to Value (KLTV) is 127.9%. In our analysis of the transaction, we also reviewed and considered third party engineering, environmental, and appraisal reports, the results of our site inspection of selected properties, and legal documentation review.
